Residential & Commercial Leasing:

Moneygen is continually conducting rental surveys to ascertain competitive market rents for any particular location and time.  We market vacancies via our extensive networking contacts, our strong web-based presence that uses the latest technology in SEO optimization, tagging, etc., as well as a variety of other proven effective means, including ads in the local print media, Internet Marketing,  on-going contact with prospective tenants and our extensive network of  immigrating professionals.

Screening Process:

Moneygen considers tenant selection to be one of the most important functions of a property management company.  All prospective tenants must pass our rigorous tenant criteria.  If the prospective tenant passes our exclusive “pre-screening process”, we then meet with the tenant at the property.  Applications are completed by prospective tenants at the conclusion of viewing appointments.  Once completed, the applicant(s) is screened for credit, rental and/or ownership references, and income verification.

Lease Signing:

Once accepted, the prospective tenant signs a lease which includes extensive safeguards for the property owner and complies with the RTA.  Upon completion of the agreement, the tenant will provide a security deposit (50% of the monthly rent).  Moneygen can accept post-dated cheques, PAC or electronic payments from the tenant.

Maintenance:

Moneygen has a network of quality independent contractors that offer reasonably priced and prompt services to ensure that all maintenance issues are dealt with efficiently, with as minimal inconvenience as possible for you and your tenants.

 

Rent Collections:

Whenever possible, we ensure monthly rents are collected by means of post-dated cheques or CAFT/PAC, (a system whereby we automatically deduct the rent directly from each tenant’s bank account on the first day of each rental period.  Such a system also allows us to monitor delinquent rents more promptly, ensuring owners are not inconvenienced with cash flow issues).

Accounting:

Moneygen’s computerized accounting system is capable of providing all the reporting you need for tracking income and expenses for your property.  A fully detailed cash flow statement is e-mailed to you each month.

Rental Proceeds Remittance:

Net rent proceeds, as reported in the monthly Operating Statement, will be deposited directly into your bank account electronically (CAFT) each month.
