Our Fee Structure: (All fees are subject to applicable taxes)
What is specified in our service agreement is exactly what will be provided to you.
We are among the most competitively priced property management companies in Metro Vancouver for both fully furnished short-term and unfurnished long-term rental properties considering the quality of service and the latest website technologies that we provide.
For full property management services, our fees are all inclusive, covering our time and labour required to attend to all tenancy and property related matters.
We do not:
- have hidden disbursement charges or processing fees
- have renewal fees, etc.
- charge a fee if an existing tenant renews or extends the tenancy
- collect fees during vacant periods
FEES
Short-Term Rental (tenancies of 1 to 6 months): a one time placement fee equal to $250.00, plus monthly fees equal to 8% of the gross monthly rents collected.
Long-Term Lease (tenancies of longer than 6 months): a one time placement fee equal to 50% of the first month’s gross rent, plus monthly fees equal to 8% of the gross monthly rents collected. Marketing costs are included when a tenant is placed and the tenant completes the term of the agreement.
Tenant Placements: a one time placement fee equal to 50% of the first month’s gross rent. (We pre-screen, qualify and select a tenant based on your criteria, prepare and complete all paperwork, perform a condition inspection report, collect post dated cheques on your behalf and then submit the paperwork and the tenant to you.)

- conduct pre-screening interviews, have rigourous tenant criteria for all applicants including verification of credit, employment and references
- attend all viewings
- oversee the completion of the Tenancy Agreement and any other required documentation, ensuring full compliance with the Residential Tenancy Act
- complete a move-in inspection, noting the condition of your property (and any furnishings)
- collect rent from the tenants and place it in a trust account or direct deposit owner’s funds into the owner’s bank account.
